A HIDDEN WORLD OF HOMES ADJACENT TO THE

INDIAN CANYONS IS SECRET NO MORE

 

Tucked away along Bogert Trail, sur­rounded by the San Jacinto and Santa Rosa mountains, is a range of several small developments, some on Indian ­leased land, some on fee simple parcels, which are unknown to most people not familiar with the Valley.

 

"It's completely surrounded by canyons, so there is no wind, gorgeous hiking trails and lots of quiet," says Joan Ross, of RE/MAX Real Estate Consultants, a specialist in this area. "It's so hidden away, it has been a secret for a long while. However, this is the last of the available land on the south side of the canyons, and there is a lot of building in progress. When people find out about it, they want to live here."

 

The only way to discover it is to drive up Bogert Trail. Andreas Estates appears first, on the Canyon South Golf Course (owned by the Agua Caliente tribe and under renovation to open next year). Homes from 2,800 square feet to 5,000 square feet are priced to $900,000, a Realtor who lives in the development told us. You also pass Andreas Palms, which is also behind a gate, with about 35 homes ranging in price from $800,000 to $1 million on fee simple land. The bridge is a milestone. After crossing it, you'll find Andreas Pointe, a duster of million-dollar homes, many under development. Pete Z of Century 21 De Oro says lots here sell from $300,000 and up. He adds that after you cross the bridge, the area is generically referred to as Andreas Hills.

 

Ross agrees. In the past, Andreas Hills referred to some 40 homes and more than 100 condos on fee simple (non leased land). Adjacent Parc Andreas, a gated community is on Indian land and features newer homes.

 

The homes at Parc Andreas are cus­tom and semi custom homes and can be a better value, because you are not purchasing but leasing land, explains Ross. "In general, that means getting more bang for their buck. And some homes have incredible views, completely unobstructed. It's an established com­munity and people are very friendly and neighborly."

 

Further up, off Andreas Hills Drive is another enclave of single-family homes on several streets, including Stonehedge Road, where many homes have panoramic views, says Kelli Ross of Windermere Coachella Valley. Here, she says, you also own the land. And, she adds, the utilities in this basically wind-free area are all underground.

 

Chris Finlay, a developer of mostly multimillion-dollar homes in Las Vegas and here, was successful with two spec houses along the wash in Andreas Pointe, currently rents here and has always chosen the area as his Palm Springs home. "It's the best kept secret in town and the best area of the city. It's wind free, on fee simple land, and the mountain views are the best.
